Understand the condition of your premises’ electrics, with an Electrical Installation Condition Report to support safety, compliance and insurance requirements.

Businesses have a duty under the Electricity at Work Regulations 1989 to keep electrical systems safe. An Electrical Installation Condition Report, or EICR, records their condition through inspection and testing of the fixed installation. Often called fixed wire testing, it provides evidence that an insurer or landlord may ask to see.
We carry out commercial inspections in shops, offices, schools, warehouses, leisure sites and rental properties. Where daytime testing would interrupt your business, we can arrange the work outside normal hours.
Our inspection covers the circuits, distribution boards and fixed wiring around the building. Test results and observations are set out in an EICR using BS 7671, giving you a record of the installation’s condition and anything that needs attention.

For many offices and shops, five years is a usual maximum interval between periodic inspections; a change of occupancy is also a reason to review the installation. Industrial premises and some leisure sites may need shorter intervals. We’ll assess your building and confirm a suitable schedule.

Start with the lease when working out who maintains the electrics in a commercial letting. The main supply and communal wiring often fall to the landlord, with the tenant responsible for the installation inside their unit. A current EICR helps both parties understand its condition and provides useful evidence for insurance and maintenance decisions.
Our EICR service also covers blocks of flats, HMOs and residential portfolios. Private rented homes in England require inspection at least every five years, or sooner if the report specifies. We can organise visits across your properties and arrange access with tenants. See domestic EICRs for work on individual homes.

Before testing begins, we’ll agree the times when circuits need to be isolated. Visits can be split into stages or arranged for evenings and weekends to fit around your business.

Any problems identified come with a clear, fixed quote for the repairs needed. For ongoing upkeep, periodic inspection can sit within a maintenance package together with emergency lighting checks and PAT testing.

“Periodic testing” and “PIR” are terms you may recognise from older paperwork. The 2011 amendment to BS 7671 introduced the EICR to replace the Periodic Inspection Report, with the change taking effect in January 2012. Both concern inspection and testing of the fixed electrics; the newer report uses classification codes to make the required action and urgency clearer.

Unsure what an EICR means for your premises? The answers below cover the practical questions business owners and landlords bring to us, from arranging an inspection to understanding their responsibilities.
The legal duty is to keep electrical systems safe under the Electricity at Work Regulations. An EICR is a recognised way to record their condition and identify work needed. Your insurer or landlord may require a current report, so check the terms that apply to your premises.
They look at different things. Fixed circuits and wiring are assessed through an EICR; PAT concerns appliances plugged into them. Your equipment and risk assessment determine the appliance checks needed. Where both are required, we can arrange them together.
A building with more circuits or a larger floor area generally needs more testing time. We’ll survey the premises first, then confirm a fixed price and the expected duration before starting.
The lease is the place to check. A landlord often looks after the main supply and shared-area wiring, while a tenant may be responsible for electrics within the unit. If the arrangements are unclear, we can help you establish what inspection work is needed.
Yes. Private landlords in England, including those letting HMOs, must arrange inspection at least every five years and provide the report to tenants. Required remedial or investigative work must be completed within 28 days, or sooner where the report requires it.
Yes. We can organise inspections across several properties or units, liaise with tenants about access and track the dates for future testing. That helps you keep the portfolio’s electrical checks organised.
It is the report that took over from the PIR. The change was published in the 2011 amendment to the wiring regulations and took effect in January 2012. People still use the older term, but EICRs set out the findings using classification codes that explain the attention needed.
