Understand the condition of your home’s electrics with a detailed safety report, whether you own the property or let it to tenants.

The EICR records the outcome of inspecting and testing your home’s fixed electrics. Its full name is Electrical Installation Condition Report, and it covers items such as the consumer unit, wiring, sockets, switches and fittings. The findings describe whether the installation is satisfactory for continued use and identify concerns that need attention.
Homeowners and landlords throughout Beds, Herts & Bucks can arrange an EICR with our local domestic team. Our guide to EICRs explains the inspection and report in more detail.
We look for deterioration, damage and signs of overloading, alongside circuit tests and a visual inspection. Checks include insulation resistance, polarity, earthing, bonding and RCD protection. The findings are documented in an EICR using BS 7671.

We explain the codes beside each observation. C1 identifies danger needing immediate action; C2 means potentially dangerous. C3 recommends improvement, while FI calls for further investigation without delay. C1, C2 or FI observations lead to an unsatisfactory outcome.

For private rented homes in England, landlords must arrange testing at least every five years and give tenants the report. Necessary remedial or investigative work is due within 28 days, or a shorter period specified in the report; immediate dangers require immediate action. We handle inspections, repairs and the resulting paperwork.

A standard survey doesn’t test the electrics. Before buying or moving in, an EICR helps you understand the condition of the consumer unit and wiring. That gives you a clearer picture of any electrical work the property may need.

Before arranging your report, you may want to know when testing is due, how long the visit takes and what happens if problems are found. Here are answers for homeowners and landlords.
For a home you own and occupy, our usual recommendation is a check at least every 10 years. Rented homes need inspection at least every 5 years, or sooner if specified. We also recommend checking the electrics when moving into a property.
The visit usually lasts three to five hours for a home, with the number of circuits and property size affecting the time needed. Parts of the testing require power to be isolated, and we explain those interruptions beforehand.
We’ll set out the repairs in a fixed quote. After the required work is completed and checked, we provide confirmation of the satisfactory outcome and the relevant paperwork.
Our priority is safe electrical work. You’ll be dealing with fully insured electricians with City & Guilds qualifications and NAPIT registration. We are also listed on the Register of Competent Persons (Electrical). To hear how customers rate the work and service, take a look at our 5 star reviews.
